Lugano has developed from the center to the periphery, the borders demarcated from the building of the ancient monastery towards the surrounding countryside towards Cassarate, New Mill and upstream of the railway in the district of Besso. This transformation began in the second half nineteenth century and particularly after the arrival in Lugano and the Gotthard line when drawn outside the main streets of the village, toward the plain of Cassarate, opening this area to building development.
The district center roughly coincides with the historic core and its surroundings, an area between the railway station, the lower part of Via San Gottardo, Zurich Way, which is the border with New Mill and the right bank of the river Cassarate finishing at the southwest end of Via Nassa, bordering the Church of the Angels which marks the beginning of the quarter of Loreto
The old town real match the six quarters that made up the ancient town: Nassa Sassello, Cioccaro Pessina Cortogno and Canova. The old village had developed along a grid centered on the road landing on the lake (between the current and Piazza Manzoni Piazza Rezzonico) and in different directions leading to the port of Santa Margherita, the Capuchins or St. Joseph of the Angels and that of San Lorenzo which is accessed through the famous bristled.
The physiognomy of the old town district has seen several important changes over time, particularly around the 30s of last century (twentieth century), when it was opened to mount Via Motta and was thus reclaimed the district Sassello. On the other hand Lugano has always been a city characterized by significant economic and commercial growth. Lugano has grown several times on itself, the buildings were elevated and turned repeatedly to make room for economic and social needs that arise in time.
These changes took place with great intensity during the second half of the nineteenth century with the development of hotel and tourism and in the twentieth century, particularly with assistance from the core of the '30s, and after World War II with the development of the financial Lugano.
The Master Plan of 1983 he made available an important tool to guide and define the construction operations and restructuring in the historic center and he started a number of studies to redefine the center and its functional areas, allowing the state of environmental quality, architectural and aesthetic core.
